Everton set for big boost from “gargantuan” project with Hill Dickinson Stadium driving regeneration

Everton's move to Hill Dickinson Stadium was always expected to transform the club's matchday revenues.

Now, the wider regeneration of Liverpool's North Docks could amplify those benefits even further as ambitious plans gather momentum around the Blues' new waterfront home.

How Everton will benefit from the North Docks development

Hill Dickinson Stadium is set to play a central role in the regeneration of Liverpool's North Docks, with a huge redevelopment project gathering pace around the club's new home.

A six-week public consultation has now begun on proposals to transform a 430-acre stretch of the North Docks, with plans including almost 18,000 new homes, office space, parks, leisure facilities and a landmark skyscraper.

Subject to approval, the scheme will be overseen by a new mayoral development corporation, with Hill Dickinson Stadium widely regarded as the catalyst behind the wider regeneration.

Football finance expert Professor Kieran Maguire believes the project represents a major opportunity for both Everton and the city, comparing it to the successful stadium-led regeneration surrounding Manchester City's Etihad Campus.

Speaking to HITC, Maguire described the North Docks plans as a “gargantuan project” requiring close coordination between Everton, local authorities and private investors.

He believes the Friedkin Group's long-term vision extends well beyond the stadium itself, creating a destination where hotels, restaurants, bars and entertainment venues all complement one another and generate additional economic activity.

The development could also strengthen Everton's financial position under the Premier League's spending regulations, with the club's new 52,850-capacity stadium already expected to deliver a significant increase in matchday and commercial revenues.

Hill Dickinson Stadium was never simply about replacing Goodison Park, it was more about creating a platform for Everton's long-term growth both on and off the pitch.

If this wider North Docks masterplan comes to fruition, then the Merseyside outfit stands to benefit from far more than increased ticket revenue alone.

There is still a long way to go before the full regeneration is delivered, but the signs are encouraging.
