Villa Park expansion: Everything Aston Villa fans need to know about North Stand closure in 2026/27

Aston Villa have confirmed that the entire North Stand at Villa Park will be closed for the duration of the 2026/27 season as the club pushes ahead with its redevelopment plans.

The decision forms part of an accelerated construction programme, with Villa opting to complete the work in one season rather than spreading it over two.

The club says this approach will reduce long-term disruption, create operational efficiencies and allow supporters to enjoy the redeveloped stand sooner.

Why is the North Stand being closed at Villa Park?

According to Villa, the scale of the redevelopment means it cannot be completed during a single off-season.

The club says closing the North Stand for the whole of 2026/27 will allow the new standard seating and concourse facilities to be ready for the start of the 2027/28 campaign. Villa also say the accelerated timeline will lead to significant cost savings.

The North Stand roof is due to be removed at the end of summer 2026, while the current structure will remain in place and be refurbished during the season. Construction on the new roof will continue throughout the campaign before completion in summer 2027.

What will Villa Park’s capacity be while the North Stand is closed?

Because the entire North Stand will be shut, Villa Park’s capacity will fall to approximately 37,000 for the 2026/27 season, although the club says that figure could still change slightly.

Despite the reduced capacity, away supporters will continue to receive the same allocation as normal. Premier League rules require clubs with a stadium capacity above 30,000 to provide at least 3,000 tickets to visiting fans.

What happens to North Stand season ticket holders?

North Stand season ticket holders will still be able to renew for 2026/27, but they will need to choose a seat elsewhere in Villa Park.

The club says every North Stand season ticket holder will be guaranteed a seat in another part of the stadium. Supporters will be able to choose an alternative seat during the renewal window in early June, provided it is not already occupied by another season ticket holder.

Fans can also wait until the end of the renewal period to select from seats released through non-renewals.

Will North Stand season ticket holders have to pay more?

Supporters relocated to another area of Villa Park will not pay more than the equivalent price zone of their existing seat.

The only exception is if they choose a Price Zone 1 seat, in which case they will pay the Price Zone 1 rate.

Supporters who do not want to relocate can instead pause their season ticket for the season. Villa say this will not affect tenure, away ticket priority or the ability to buy a season ticket in the redeveloped North Stand when it reopens.

Can Aston Villa fans sit with friends and family during the North Stand closure?

Yes. The club says supporters can relocate together with family members or those on their friends and family list.

Villa will also consider requests from larger groups who want to move together, although this will depend on how many seats are available.

What happens when the North Stand reopens at Villa Park?

When the redeveloped stand opens for the 2027/28 season, existing North Stand season ticket holders will be given priority to return.

Villa say they will try to place supporters as close as possible to their previous location. Fans will also have the option of staying in their temporary seat elsewhere in the stadium if they prefer.

The new North Stand will add more than 5,500 seats, increasing Villa Park’s overall capacity to more than 50,000.

The redevelopment will also include improved accessibility, with over 50 new wheelchair bays planned.
